payment and curc~by Borrower, this Mortgage and the abligations secured hereby shall remain in full force and efTect as if
no acceleratian had occurred.
20, Assignmenf of Reats; Appoiatment o[ Receiver. As additional securi~y herei~nder, Barrower hereby assigns to
L.ender the rents of the Property, prov~ded that Borrower shaq, prior to acceleration under paragraph 18 hereof or abandon-
mrnt of thc Property, have the right to collect aod retai~ such rents as they bccome due and payab)c. ~
Upon acceleration under paragraph 18 hereof or abandonment af the Property, Lender shall be entitled to have a
receiver appointed by a court to ente~ upon, take possession of and manage the Property and to collect the rents of the
Property, i~cluding those past due. All rents collected by the receiver shalt be applied first to payment of the costs of

21. Future Adrancea. Upon request by Borrower, t.ender, at Lender's option within twenty years from the date of this
Mortgagr, ma}• make Future Advances to Borrower. Such Fmure Advances, with interest thereon, shall be secured by this
Mongage whe~ evidenced by promissory notes stating that said notes arc secured hereb~•. At no time shalt the principal
amou~t of the indebtedness secured by this Mortgage, not including sums advapced i~ ac~

22. Rekase. Upon payntent of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
