this Mortgage, the Note a~d notes securing Future Advanca, if any, had no acceleration occurred; (b) Borrower cures
all bresches of any other covenants or agreementa of Borrowe~ cantained in this Mottgage; (c) Borrower pays all reasonable
expensas i~curred by Lender in enforcing the covena~ts and agreements of Borrower contained in this Mortgage and in
enforcing Lender's remodia as provided in paragraph 18 hereof, including, but not limitod to. reasonable attorney's fea; and
(d) Borrower takes such action as Lender may reasonably rcquire to assur,e that the lien of this Mortgage. Lendec's i~terest
in the Propeny arid Bomower's obligation to pay the sums securcd by this Mortgage shall continue uaimpaircd. llpon such
payment and cure by Borcower, this Mortgage and the obligations secured hercby shall rcmain in full force a~d effect as if
no acceleration had occurred.
20. A.~ameot ot Rentfi Appointmeat ot Recelver. As additional security hereunde~. Borrower hereby assigns to
Lender. the rents of the Propeny, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and cetain such rents u tLey become due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, L.ender shall be entitted to have a
receiver appointod by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Propecty. including those past due. All rcnts collectod by the rcceiver shall be applied first to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, rtceiver's fees, premiums on receiver's
bonds and reasonabk attorney's fees, and then to the sums secured by this Mortgage. 'il~e receiver shall be liable to account
only for tlws~ rents actwlly received. ;
21. Fdture Ad~aoces. Upon request by Borrower, Lender, at Lender s optian within twenty years from the date of this
Mortgage, may make Future Advances to Bomower. Such Future Advances, with interest thereon, shall be secured by this - ~
Mongage when evidenced by pmmissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebted~ss stcured by this Mortgage, not including sums advanced in accordance hercwith to protect the

security of this Mortgage. exceed the original amount of the Note plus USS
22. Rekase. Upcm payment of all sums secured by this Mortgagc. Lender shall releue this Mortgage without charge
to Borrower. $orrower shall pay all costs of recordation. if any. '
23. Attoroey's Fees. As used in this Mortgage and in the Notc. "attorney's fees" shall include attorney's fces, it any,
which may be awarded by an appellate court.
