expenses incurred by L.eader in entorcing the covenagts and ag~eements of Borrower contained ia this Mortgage and in
enforcing Lende~'s remedies as provided in paragraph 18 hereof, including, but not limited to, teasonable attomey's fees; and
(d) Bonower taka such action as I.ender may reasonably require to assurc that the lien of this Mortgage. Lender's i~terest
in the Property and Bor[~ower's obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such ~
payment and cure by Borrower, this Mongage and the obligations secured hereby shall remain in fu11 force and effcet u if
no acceleration had oceurred.
20. A~amest ot Rcotfi Appointmeot oi Receiver. As additiooal security hereund~r. Borrower hereby assigns to
I.ender the rcnts of the Properiy, providcd that Borrower shall; prior to acceleration under paragraph 18 hereof or abandon-
ment o[ the Property, have the right to collect and retain such rcnts as t6ey become due and payable. i
Upon acceleration under parag~aph 18 hercof or abaodonment of the Property, Lender shall be entitled to have a
receiver appointed by a court to enter upon, take pcusession of and manage the Property and to cotlect the rents of the
Propeny, including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection oi rents, including, _but not limi~ed to, rcceiver's fees, premiums on receiver's
bonds and reasonahk attorney's fees, and then to the sums secured by this Mortgage. 'il~e receiver shall be liable to account
only [or those rents actually received. ,
21. Fatnre Advanees. Upon request by Borrower, l.ender, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mongage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtodnas secured by this Mortgage, not including sums advanced in accordance herewith to protect the

22. Rdea~e. Upqn payment of all sums socured by this Mortgage. l.ender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Altoraey's Ftes. As used in this Mortgage and in the Note, "attomey's fees" shall include attorney's fees, if any,
which may be awuded by an appellate court.
