20. Assi~ameat ot Rent~ Appoiwtmeat of Receive~. As additional security hereunder, Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall, prior to accekration under paragraph 18 hercof o~ abandon-
rtxnt of the Property. have the right to collect and rotain such rents u t6ey become due and payabk. ,
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lende~ shall be entitlod to have a
rereiver appointod by a courl to e~ter upon. take posxssion of and manage the Property and to collect the rents of the
Property. including those past due. All rc~ts collected by the rcceiver shall be appliod first to payment of the costs of
ma~agement of the Propeny and collectiop of rents, including, but not limited to, receiver's fees. premiums on receiver's

21. F~tnre Ad~aeca. Upon request by Borrower, I.ende~, at Lendcr's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with i~terest thereon, shall be secured by this
Mongage when evidax.~ed by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtainess secured by this Mongage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS."""""--'----------
22. Rdea~e. UpeHe payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay aU costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in thc Note. "attomey's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court.
