EMMONS and MARGARET ANN EMMONS, his ife, herein referred to as Lessors, and JAMES A. B~LI.~R an~i FATRICIA A. BQL:,,'^~R, his wife, herein referred to as Lessees~ Lessors lease to Lessees the premises situated at 1560 Sunshine Avenue, Port Saint Lucie, Florida . 33452, and more particularly described as follaws: Lot 4,~Block 194, PORT ST. LUCIE, UNIT 10, Saint Lucie County, Florida, together with all appurtenances~ for a term of one (1) year, to com~nence on the lSth of May, 1978, and to end on the 15th of May, 1979, at 11:59 o'clock P.M. 1. RENT. Lessees agree to pay, without demanc~, to Lessor~ as rent for the premises Four Hundred Seventy-Five Dollars ($475.00) per month in advance on the ISth day of each calendar month beginnin~ ~ the 1Sth day of May, 1978, at Welcom~ Center Real Estate, Inc., 26001 South U.S. No. 1, Jensen Beach, Florida 33457, or at such other place as Lessors may designate in writing. 2. SECURTTY DEPOSIT. On execution~of this Lease, Lessees ~ shal2 deposit with [Jelcome Center Real Estate, Inc. T~,~o Hundred Dollars ($200.00), receipt of which is acknowledged by Welcome Center Real Estate, Inc., as security for the faithful Performance by Lessees of the terms hereof. Such deposit shall be held in a separate account for the benefit of Lessees, and shall be returned to Lessees, without interest, on the full and faithful nerformance by them of the provisions hereof, . 3. QUIET ENJOYMENT. Lessors covenant that on paying the rent and performing the covenants herein contained, Lessees shall peacefully and quietly have, hold, and enjoy the premises for the agreed term. 4. USE OF PREMISES. The premises shalt be used and occupied by Lessees exclusively as a private single family residence, and no ~ part thereof shall be used at any time during the ter~ of this Lease ~ by Lessees for the purpose of carr;~i.r.~ on any business, profession, o: ~ trade of any kind, or for any purpose other than as a private singie ~ p family residence. Lessees shall comply with a1Z the sanitary laws, ^ ordinances, rules, and orders of appropriate governmental authorities affecting the cleanliness, occupancy, and preservation of the premises, and the sidewalks connected thereto, during the term of this Lease.
