That no waiver of any covensnt herein or of the obligation secured hereby shali at any time thereafter be held to be a waiver ot the terms hereof or of the note secured he~eby. 12. This MoKgage shall secure not ony existing indebtedness, but also such future advances, whether such advances aro obligatory or to be made at the option ot the Mortgagee, or otherwise, as are made within twe~ty (20) years from the date here- ot, to the same extent as if such future advances were made on the date oi the execution of this mortgage. but such secured indebtedness shall not exceed at any time the maximum principal amount oi =~6.$~ , plus interest, and any disbursements made for the payment of tazes, levies or insurance, on the property covered by.the lien of this mortgage, with in- terest on such disbursements.
