(d) Bonower takes such action as Le~der may reasanably rcquire to assure that the lien of this Mortgage, Lender's interest
in the Property and Borrower's obligation to pay the ~ums secured by this Mortgage sh~l! rontinue unimpsirrd. L1pon such
payment a~d curc by Borrower~ this Mortgage and the obligations securcd heroby shall rcmain in full force and effcet as if
no acceleration had occurred.
20. Assi~omeat ot Reat~ Appoiatmeat of Recelver. As additional ucurity hereunder. Borrower hereby assig~s to
Lender tt~t rents of the Property, provided that Bomower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and rctain such rents as they become due and payabk.
Upon acceleration uc~der paragraph I8 hereof or abandonment of the Property, Lender shall be entitlod to have a
receiver appointed by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Property. including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Property and collection of rents. including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonabk attorney's fces, and ihen to the sums socured by this Mortgage. The roceiver shall be liable to account
only for those rentt actually received.
21. Fature Ad~sacts. Upon request by Borrower, l.ender, at Lender
s option within twenty years from the date of this
Mongage. may make Future Advances to Bortower. Such Future Advances~ with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes arc ucured hereby. At no time shall t#~e principal
amount of the indebtedncss socured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage. excced the original amount of the Note plus USS-
22. Rekase. UpQn payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chuge
to Borrower. Bonower shall pay all costs of recordation, if any.
23. Attorney's Fees. As used in ihis Mortgage and in the Note, "attorney's fees" shall include attorney's fees. if any,
whicfi may be awarded by an appellate court.
