this Mortgage, the Note and notes securing Future Advarices, if any, had no acceleration occurred; (b) Borrower cures
all breaches of any other coveoa~ts or ag~eements of Borrpwer contained in this Mortgage; (c) Borrower paya all reasonable
ezpensa incuRed by Leuder in e~forci~g the rnvenagts and agrcemenis of Borrower containcd in this Mortgage and in
enforcing Lender's temedies as providcd in paragrapb 18 hereof, including, but not limited to, reasonable attorney's fees; and
(d) Borrower taka such action as Lcndcr may reasonably tequirc to assure that the lien of this Mortgag~. Lender's interest
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower, this Mortgage and the obligations secured hereby shall romain in full force and effect as i[
no acceleration had occurred. -
. 20. Asa~ement ot Reatx Appointmeot ot Receiver. As additional security hereunde~. Borrower hereby assigns to
l.ende~ the tents of the Pmperty. provided that~Borrowe~ shall, prior to acceleration under paragraph 18 hereof o~ abandon-
ment ot the Property, have the right to collect and rctain such rents as t6ey become due and payable. ~
Upon accelecation under paragraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a
rec~iver appointed by a rnurt to ente~ upon, take possession of and manage the Property and to collect the rents of the
Property, including those past due. All rents collected by thc receiver shall be applied first to payment of the costs of
management of the Property and collection of reots, including, but not limited to. rcceiver's tees, premiums on receiver's
tr~n~ and reasonable attorney's fces, and then to the sums secured by this Mortgage. 'il~e receiver shall be liable to account
only for those rents actually received.
21. Foture Advancea. Upon request by Borrower, l.ende~, at Lender's option within twenty years from the dato of this
Mortgage, may make Futurc Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by Promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. ' ' ' ' ' ' - ' - - '
22. Rekase. Upqn payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, i[ any.
23. Attorney's Fees. As used in this Mortgage and in the Note, "attorney's fee.s" shall include attorney's fees, if any,
which may be awarded by an appellate court.
