in the Propeny and Borrower's obligation to pay the sums secured hy this Mortgage shall continue unimpaired. Upoo such

20. Aas~meot of Reat~ AppolMment of Receiver. As additional security hereunckr, Borrower hereby assigns to
Lender the rcnts of the Property, provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have the right to rn!lett and retain such rents as t4ey become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender shal) be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rcnts of the
Prop~rty, including those past due. All rents collected by the receiver shall be app}ied first to payment of the custs of
management of the Propeny and collection ot renu, including, but not limited to. receiver's fees, premiums on receiver's
bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. 'Ru receiver shall be liable to account
only for tlws~ ronts actually received. j
21. F~tnre Advancea. Upon requut by Borrower, Lender, at I_~nder's option within twenty years from the date of this
Mortgage, may make Future Advancas to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mottgage when evidencod by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtodnest secured by this Mortgage, not including sums advanced in aocordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS.
22. Rda~e. Upqn paymeat of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borcower shall pay all costs of recordation, i( any.
23. Attorney's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fces, if any,
which may be awarded by an appellate court.
