prior to entry of a jud~nent enforcing this Mongage if: (a) Borrower pays Lender all sums which would be then due under
this Mortgage, tht Note and notea securing Future Advances, if any. fiad no acceleration occurrcd; (b) Borrower curcs
all brcaches of any other covenants ar agreemenb of Borrower,conlained in this Mongage; (c) Borrower pays all rcuonable ~

(d) Borrower taka such action as Lender may rcasonably requirc to assure th,t the lien of this Mortgage. Lender's interest
in the Propetty and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payment and cun by Borrower, this Mortgage and the obligations stcured hercby shall remain in ful) force and offect as if
no acceleration had occurred.
20. Assi~ament ot Reat~ AppoiMa~eat of ~teceiver. As additional xcurity hercunder, Borrower hercby assigas to
I.rnde~ the rcnts of the Property, provided that Borrower shall, prior to acceleration unde~ paragraph 18 hercof or abandon-
ment of the Property, have the right to collect and retain such nnts as they become due and payabk.
Upon accelerxtion u~der paragraph 18 hereoi or aba~donment of ihe Pmperty. Lender shall be entitled to have a
rcceiver appointed by a coqrt to enter upon. take poscession of and manage the Property and to colle~t the rents af the
Propeny, including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
maoagement of the Property aad collection of rents, including, but not limited to. receive~'s fees, premiums on receiver's
bonds and reaso~able attorney's fees. and then to the sums s~cured by this Mortgage. Tl~e receiver shall be liable to account
only ~for those ronts actually received.
21. Future Ad~ances. Upon request by Borrower. Lendsr, at Lcnder's option within twenty ycan fmm the date of this
Mongage. may make Future Advances to Borrower. Such Future Advances, with interest theroon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At na time shall the principal
amount of the indebtedness secur~d by this Mortgage, not including sums advanced in accordanco hercwith to protect the
security of this.Mortgage. exceed the original amount of the Note plus USS• 2Qs6sQ•~ ~
2Z. Rdease. Upon payment of all sums secured by this Mortgage, Lsnder shall release this Mortgage• without chuge
to Banower. Borrower shall pay all costs of recordation, if any.
23. Attoroey's Fees. As used in this Mortgage. and in the Note, "attorney's fees" s6a11 include attorney's fces. if any, '
which may be awarded by an appellate court.' ~
