The Mortgagee may, at his optiun, and withuut wair•ing his right to acrelerate the indebtednr~ hereby secured i and to foreclose the same, pay eitl~er before or after deliyuency any or all at thuse ceNain o6ligations reyuired by the termc hereof to be paid by the Murtgagur for the protectiun uf the murtgagc security or for the cullectiun of the indebtedness hereby secured. That the abstraN or abstracts of titk covering the mortgaged property shall at ap times, daring the Gfe of this mortgage, remain in possescion of tbe Mortgagee and in ~event of the tareclosure of this mortgage or other transfer ot title to the mortgaged propeirty in ex~inguishme~tt of the indebtednesc secured hereby, all right, title and interest of the Murtgagor ~n and to any such abstracts of title st~aQ pass to the purchaser or grantee. - 3. To ihe extrnt of the is~debledses~ss of the Mor~~gor !o the ~l~rtgagee de-~rihed herein or secured hereby. the Mortgagee is hereby subrogated to the lien or liens and~to the rights of the ow~ners and holders thereof of each and e~ery mortgage, Gen or other incumbrance on the land described herein which is paid and/or satisfied, in whule or in part, out of - tht proceeds of the laan described hercin or secured hereby, and the respectivr liens of said mortgages, liens or other incum- bcances, shaU be and the same and each of them hereby is preserved and shall pass to and be held by the MortgAgee herein as security for the indebtedness to the Mortgagee herein describecf or hereby secured, to the same extent that i't would have been preserved and would have been passed to and been held by the Nortgagee had it been duiy and mgularly assigned, trans- ferred, set o+~er, and delivered unto the Mortgagee by separate deed of assignment, notwithstanding the faci that the. same may be satisP~ed and cancelled of reoord, it being the intendon of the parties hereto that the same will be satisP~ed and can- celled of record by the holders thereof at or about the time of tt~e recording ot this mortgage. ~ 5. In the event the ownership of the mortgaged premises. or any part thereof. becomes vested in a person other than the Morfgagor, the Mortgagee may, without notice to the Mortgagor, deal with ~ch successor or successors in interest with reference to this deed and the debt hereby secured, in the same manner as with the Mortgagor without in any way vitiating or ~ discharging the Mortgagor's liability hereunder or upon the debt hereby secured. No sale of the premises hereby mortgaged and no forbearance on the part of the Mortgagee, and no extension of the time for the payment of the debt hereby secured given by the Mortg,agee shall operate to release, discharge, modify, change or affect the original liability of the Mortgagor herein ei~her in whole or in part. 6.
