corporatio herein called the L~evelopec, and Turtle Reef Condominiums II
Inc., a Florida Non Profit Corporation, the Condominium Association for
Turtle Reef Condominiums II ( as the ~me is defined in the L`eclaration of
Condominium of Turtle Reef Condominiums II) hereinafter referred to as
Association; and America.n Resort N,anagement Corporation, a Florida
Corporation, hereinafter referred to as the Nlanagement Firm. '
~ Vt'ITNESSETH: ~
~~~HEREAS, the L~evel.oper is the owner and developer of Turtle .
Reef Condominiums II, ~a Condominium revelopment loca.ted in the County of
St. Lu~ie, Sta.te of Florida, and
tJ~'HEFtFAS, the ~oard of Administration of the Asso~iation consists
of the L~eveloper and pur~hasers and Cwners of cond~minium parcels (or
Interval Cwnerships in C~ndominium parcels) in Turtle Reef Condominiums
~ II, and
u'HEREAS, those entities collectively, and ~articularly the~
Association and its Foard of Admirti.stration, is responsible for the operation
of sa.id Turtle Reef Condominiums II and all thinqs contained therein and for
. its continued mana.qement, repair, maintenance, upkeep and improvement
and is/are thereby required to do the ~.me ~r to employ some person, firm
or corporati~n to carry ~ut such duties for it/them, and
V~'HEREAS, the Manaqement Firm is in such business of managing,
operation and providingand ca.ring f~r su~h developments such as Turtle
Reef Condominiums II and all thing s contained therein, and is desirous of
_performinq such ~ervices for the Association and its F~ard of Administra,tion
and the L`eveloper, and
tl~'HEREAS, the Leveloper, the Association and the Poard of
Administration are desirous of employinq the Management Firm to pravide
such management and operating services as are hereinafter specified upon
the terms and conditions as hereinafter specified. ,
°:ITJAL NCV~', THEREFCRE, for and in consideration ~f these premises

sufficiency of which is hereby severally acknov~~ledged, it is aqreed as

minium A ~t, and in such case, such terms, words and phrases used herein
shall be and are defined as they are in said L~E~'LARATICN and/or tt~e
w. R. scon Flarida. Condominium Act, which definitions are incorporated herein and
