and its members wii1, and do hereby agree to, indemnify and hold harmless
and save harmless the Manaqement Firm from any and all such lia.bllity for
damaqes, costs and expenses arising from injury to any person, persons or
property in, about, or In connection with, the Association specified ~n the
~ L`eclaration, unless such injuries or damaqe sha.ll be cantied by gross negli-
gence or willful misconduct by such persons as are aforesaid.
~'?F'CIAL 13, The Manaqement Firm shall be authorized to assess, ~n be-
_~.SSIGN- hal~ of the Association, a Unit Cwner for those items of specia~ assessments ~
~ NTS as are set forth in the L~eclaration (i. e., maintenance, repairs, replacements
or refurbishinqs, caused by the neqlige~ce or misuse of a Unit Cwner, his
family; servants, guests, invitees or lessees, or failure of a Unit Cwner to
, mainta.in thase portions of his Unit and limited common elements assigned t~
his Unit as he is required to repair and maintain, or a violation of the pro- ~
visions of the aforesa.id re~lara#ion which requires the rem~val of the same
by the 11~anagement Firm and/or which increase the costs of maintenance
and/or regair upon the Manaqement Firm or increased insurance rates and
premiums, etc, Ihe Management Firm is further authorized to assess a
Unit Cwner for specia.l asses$ments for guests or invitees of ~.ici Unit -
Cwner, whether in residence in the Unit not, for their use of fa~ilities or
for services, purchases, rentals of equipm~nt or otherwise, as to the
facilities of the Unit and/or the Associ3tion, in~ludinq allied services and
for any other special services or charges agreed upon between the Unit
Cwner and the Mana.gement Firm (i.e., previding specia.l services on ~
behalf of and at the request of the Unit Cwner, such as providing personal
services within the Unit Cwner's unit or providinq a service or reparting
information on l~ehalf of a Unit Cwner as may be required by sa,id Unit_Cwner'
permitted mortgagee), The Man3gement ~'irm shall be under no duty or
• obligation to perform such personal services. Items of special asseysments
referred to herein shail be a lier~ upon the appropria.te Unit Cwner's pa.r~el
(or, as the case may be, his Interval Cwnership therein) and said lien shall
be enforceable in the same manner as liens'for common exQenses are enfar-
~eable against parcel(s) (or Interval Cwnerships therein). In the case ~f a
parcel committed to Intervai Cwnership, such lien shall be limited to the
Unit ~~leek(s) of the Interva2 Cwner(s) to wh~m the special assessment
appliEfi. _ ,

specified in said reclaration. 'Fhe monthly assessments for common expenses
and maintenance during the term of this ~ greement shall be in such am~unt
as ifi solely determined by the Management Firm and may be.altered or
c.hanqed at any time, upon the givinq of thirty (30) da,ys notice to the Unit
Cwners 6y the Management Firm, the A ss~cia.tion having hereby delegated
and does hereby delegate said powers and rights to the Mana.gement Firm.

maintenanceffees for each Unit G~uner shall not exceed the sum per month
w. R. scorr for the period desiqnated and indicated in such UniE Cwner's (i, e., pur-
