Thc Mortgagon do hereby fully wartant the tide to sai~i real property, and xill defend the same against the lawful claims oC aU persons
whomsoever. .
PROVIDED, NOWEVER, thal if the Mortgagors shall make all paymenti required by the said promissory note, and shall weU and truly
perform and ~mply with each and every covenant of said promissory nute and ot this mortgage, then this mortgage shall be null and void, otherwise
~ to remain in fuU force and cffect.
The Mortgagors covenant to pay, when due, the full amount of each and every instalment as provided in said promissory note; to pay all
~ taxes and auessments leried with respect to said property, to whomsoeret the same may be assessed, befoce they become delinqueot; neither to commil
~ nor to suffer any strip, wute, impairment or deterioratan of the mortgaged ptupeny; to kcep the buildings now or hereafter to be erectod on ihe
moriga@od property Itogether with any personal proper?y included in this moriga6e) insnred against loss or damage by fue and such other hazards, in such
~ amounts and with such prrien as shall be xceptabk to the Mortgagee; and the said Mortgagoa* and exh of them, hereby waive aU right of homestead
and exemptions u~er the Constitution and Laws of Flotida.
If any of the foregang covenants shou{d be breached by the Mortgagors, thrn said promissory note and all monia hereby seeured shall
without demand and at the option of the Mortgagee become immediately due and payable, aod this mortgage may forthwilh be forecbsed. In the event
of any foreclosnre of this mortgage, the Mortgagois agrce to pay all cosls and expenses of foreclowre, including reasombk attomey'i fees, together with
any and aU amounts which the Mort~gce shall hare d'ubuned for taxes or insurance, and the fNortgagce shall be entitled to a receiver for the mortgaged
property, without notice and without regard to the value of the mortgaged property or to.the sotvency of the Mortgagors.
If.there be only one mortgagot, all ptural wrords herein roferring to the Mortgagots shall be construed in the singulu.
