The mortgagor covenants and agrees to comply with all the tenas and conditions
of that certain first mortgage on the above described property executed by
Benchmark Construction Company, Inc., in favar of First Federal Savings and
Loan~ Association of Fort Pierce dated June 10, 1976 and recorded in OR Book
253 page 1437 of the public records of St. Lucie County, Florida, in the
original.principal sum of $24,000.00 and m~rtgagor covenants

of said covenants and conditions of said first mortgage, and any default,
breach or violation of any terms or conditions of said first mortgage shall
be a default under the terms of this mortgage, then and in that event,
the principal sum hereunder secured shall be due and paqable ia~ediately
thereafter notwithstanding anqthing hereia to the contrary.
And the mortgagor hereby further convenants and agrees not to convey
, the property mortgaged herein without the consent of the mortgagee,
and the assumption of the new awner of the unpaidbalance of the mortgage, `
in the event transfer of conveyance is made vithout the consent and the
