Upon acceleration under paragnph 18 hereof or abandonment of the Property. Lende~ shall be entitkd to have a
roceiver appointed by a court to enter upon. t~ke possession of and manage tt~e Property and to colkct the re~ts of the
Propeny. including those past due. All rents collectod by the roceiver s6a11 be applied first to payment of 1he costs of
management of the Property and collection of rents. including, but not limitod to, roceiver's feas, pr~emiums on receiver's
bonds and reasonabk attoroey's fees. and then to the sums secured by this Mongage. The receiver shall be liable to account
only for those recits actually rcceived. '
