expenses incur~od by Lender in enforcing the covenants and agrcements of Borrower contained in this Mortgage and in
enforcing Lende~

payment and cure by Borrower, this 1liortgage and the obligations secured hereby shall rcmain in full force and effect as it ~

20. Assi~naeeet of Reatx Appolatment of Rerelver. As additional security herc~nder, Borrowcn c~~eby assigns to ~
I:ender the rcnts of the Propeny. provided that Borrower shap, prior to acceleration under paragraph 18 hercof or. abandon-
ment of ttrc Property. have the right to rnllect and retain such rcnts u they become due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of tho Propeny, l.ender shall -be entitled to have a
receiver appointed by s coqrt to enter upon. take possession ot and marwge the Property and to collect the rents of the
Prop~~ includin~ those ~a~Ldue• _~ll_Ltnts_coll~ted_by tht receiver shall be appliai first to payment ot the costs of
management of the Propeny and collection of reots, including, but not timited to, receiver's fees. premiums on receiver's
bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. 71~e receiver shall be liable to account
only for those rents actually rcceived.
21. Futnre Advancea. Upon request by Borrower. l.cnder, at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with intercst thereon, shall be secured by this
Mortgage when evidenccd by promissory notes stating that said notes are secured hereby. At no time shall the principal
amouot of the indebtede~ess se+cured by this ~1~fongage, not including sums advanced in accordance herewith to protect the
security of ~this Mortgage. exceed the original amount of tho Note plus USS.23,8aQ.04
Z2. Rekase. Upon payment of all sums secuFed by this Mortgage, Lender shall release this Mortgage without charge
to Bonower. Borrower shall pay all coats of recordation. if any. .
23. Aitorney's Fees. As used in this Mortgage and in the Note, "attorney's fe:.s" shall include attorney's fees, if any,
which may be awarded by a~ appellate court. • •
