as follows to pay the rent punctually in advance on the first day
of each and every mcnth during the said term to the Landlord at
any place designated by the Landlord in writing. Further, Tenant
covenants: . ~ . '
A. To make any and all repr~irs to the said premises, plwmbing
fixtures, wall wiring, et cetera, when the damage was in any wise
caused by the fault or negligence of said Tenant; will at the end
of this Lease surrender and deliver up said premises without demand
in as good order and condition as when entered upon, loss by fire,
inevitable accident, ordinary wear and decay only accepted.
B. That in.the event the premisea are destroyed or so damaged
by fire or other unavoidable casualty as to be unfit for occupancy
~ or use, then the rent-hereby reserved, or a fair and just proportion
thereof, according to the nature and ext~ent of th~ damage sustained~
shall~ until the said premises shall have been rebuilt or reinstated,
be suspended and cease to be payable, or this Lease shall, at the
election of the Landlord, thereby be determined and ended, provided,
however, that this.agreement shall not be construed so as to extend
the term of this Lease or to render the Landlord liable to rebuild
or replace the said premises. -
C. To permit the Landloxd or his agent, at any reasonable time, _
to enter sa~d premises or any part thereof for the purpose of exhibit-
ing the same or making repairs thereto. -
D. To~pay all charges for electricity. water, and gas used on~
said premi~§es; not to hold the Landlord responsible for any delay
in the installation of electricity, water,~or gas. or meters therefor,
or interruption in the use and services of such commodities.
.E. Not to use the demised premises, or any part thereof, or
permit the same to be used for any illegal. immoral, or improper pur-
poses; not to make, or permit to be made, any disturbance, noise or~
annoyance whatsoever detrimental to the premises or the comfort and
peace of the inhabitants of the vicinity of~the demised premises.
F. The Tenant acknowledges receipt of the articles enumerated
in the attache~ list m~rk~d ITEM I attached to this Lease, and
; covenants and agrees to assume full responsibility for same and to -
~ replace all missing or damaged articles and to have all linens used
in the premises laundered, prior to vacating.

~ . G. The Tenant agrees to obtain standard liability and fire
! protection for the premises in an.an~unt equal to at least what the
~ premises are currentl insured for by Landlord, but in any event no
° less than eighty (8070~ percent of the option purchase price. Tenant ~
~ shall make Landlord an additional insured under any insurance policy
~ on the premises, and subrogates any claim he may have to the benefit
~ of Landlord during the term of this Lease.
H. Tenant agrees to pay all property taxes.due on said property.,
under tax account number 1428-605-0013-000/8, records of Saint Lucie
County Tax Collector's Office.
; IT IS FURTHER UNDERSTOOD AND AGREED BETWEEN THE PARTIES HERETO. -
; that if default is made in the payment of rent as ahove set forth,
_ or any part thereof, or if said Tenant shall violate any of ~the
_ covenants and conditions of this Lease, then the Tenant shaZl become
~ . a Tenant at sufferance, thereby waiving all right of notice to vacate
~ said premises, and the said Landlord shall be entitled to re-enter
~ and re-take possession immediately of the demised premises; that if
~ any installment of rent shall remain unpaid for three (3) days after !
~ written notice of such non-payment shall have been served.upon said - ~
