CONDOMINIUM CovEN~rrrs. tn addition to the covenants and agreements made in the security instrument,
Borrower and I.ender fu~ther covenant and agree as follows: .
A. Assessmeats. Borrower sha!! promptly pay, when due, all assessments imposed by the Owaers Associatioa
or other gover~ting body af ihc Condominium Proj~ct (herein "Owners Association") pursuant to the provision~ of the
doclaration, by-laws, code of regulations or other constituent document cf the Condominium Project.
Hazard I~uraace. So long as the Owners Association maintains a"mastei ' or "blanket" poticy. on ti~e
Condominium Project which provides insurance caverage against fire, hazards inctuded within the term "extended
ooverage;' and such othe~ hazards as Lender may require, and in such amoun:s and for.such periods as Lender may
require. then:
(i) [.ender waives the provision in Unifarm Covenant 2 for the monthly paymcnt ta I.ender of one-twelfth
of the premium instailments for hazard insuranc~ on the Property; .
(ii) . Borrower's obligation under Uniform Covenant S to maintai~ hazard insurance coverage on the
Property is decmed satisfied; and
(iii) the provisions in Unifornt Covenant 5 regarding application of hazard insurance proceeds shall be
superseded by any pro~•isions of the declaration, b}'-laws, code of regulations or other constituent document_ of the
Condominium Project or of applicable law to the extent necessary to avaid a contlict be~tween such provisions ancl
the provisions of Uniform Covenant S. For any period of time during which such hazard insvrance coverage is not ~
maintained, the immcdiately prcceding xntence shall be deemed to have no force or efiect. Berrower shail give
l.ender prompt notice of any iapse in such hazard insurance coverage. •
In the event of a distribution of hazard insurance proceeds in licu uf restoration ~r repair following a loss to
tht Propcrtyt whether to 1he unit or to common elements, any such procecds payable to Borrower are hereby assigned -
and shall be paid to Lender for applicatic~n to the sums secured by the security instrument, with the excess, if any,
paid to Borrowcr.
C. Lender's Prior Coaaeat. Borrower shall not, except after notice to Lender and v~ith Lender's prior written
consent, partition or subdivide the Property or consent to:
(i) the abandonment or terminatian of the Condnminium Project, except for aband~~nment or termination
provided by law in the case of substantial destruction by fire or other casualty or io the rase of a taking by condemnation
or eminent domain; .
(ii) any material amendment to the declaration, by-laws or code of regulations of the Owrers Association,
or equivalcnt constitucnt document of the Cond~minium Project, inciuding, but not li~siited to, any amendment which
would change thc perccntage interests of the unit owners in the Condominium Project; or
(iii) the effectuation of any decision by the Owners Association to terminate professional management and
assume self-management of the Condominium Projcct.
D. Remedies. if Bormwer breaches Borrower's covensints and agrerments bereunder, iacluding tbe coreosaf
to pay wheo due condominium assessmeats, theo t,ender mav invoke any remedies provided under the security
iastnuneq/, including, bot not limited fo, those prorided u~der Uniform Covenant 7.
