in the P~operty and Barrower's obligation to pay the sums ucured by this Mortgage shall can~inue unimp~ired. Upon such
payment and cure by ~orrower, Ihis Mortgage and the obligatio~s secured hereby shall remain in Full force and eBect as if
~o acceleration had occurred.
20. A.ssiqameat of Rents; Appointment of Recelve~. As additional ucurity hereunder. Borrov~cr hereby s~signs to
l.ender thc rents of the Property, provided that Borrawcr chall. prior ta acceleration undet parag~aph 1 R hereof or abandon-
mrnt of the Property, have the right to callec~ and retain such rents as they become due and payable.
Upon acceleration under paragraph 1 R hereof or ahandonment of the Property, l.ender shall be entitled to fiave a
receiv~r appointed by a court to enter upon, take possessian af and manage the Property and to collect the rents of the
Property, inctuding thase past due. All rents collected by the receiver shall be applied first to payment af the costs of
management of ihe Pmperty and collection uf rent~, i~cluding, but not limited to, rcceivtr's fees, premiums on receiver'~
honds and reasonable attorney's fees, and then to the sums secureci by this Mongage. The receiver shall be liabte to account
only tor those rents actually recei~~ed.
21. Future Ad~ancrs. Upon request by B~~r~ower, l.ender, at l.enders option within twenty y~ars from the date of this
A1orlgalee, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall he secured by this
riortgage when evidenced hy promissory notes stating that said notes are secured hereby. At no time shatl the principal
amount of the indebtedness secured by this Martgage, not inctuding sums advanced in accordance hercwith to protect the
security ot this Mortgage, exceed the original amount of the Note plus USS.1~~$~O,OQ
22. Rtlease. Upon payment of.all sums secured by this Mortgage, Lender shall releace this Mortgage without charge
to Borrower. Borrower shall pay all costs of recorda~ion, if any:_
23. Attotney's Fees. As used in this Mortgage~and in thc Note. "attorney's fees" shall include attorney's f~xs, if any,
which may be awarded by an appellate coun.
