6. If. Purchaser fails or neglecte to pay any installment of taxes or
any aesessment or ineurance premium when due. Seller ehall have the rig}~t
to make euch payment and to add the amount or atnounta thereof, togethe r
with interest at q 1/!~i per annum to the obligation of the PurChaser. Such
right shall be deemed to be an option and ahall impose no obligation oii the
~Seller and Seller may elect to treat such neglect or failure on the part oi
the Purchaser as a breach of this contract. ~
' 7. Seller has obtained or shall obtain prior to the closing hereof

as not to interfere with the intended use of the property by the Purchaser.
Said Abetract ehall be delivered to Purchaeer on its iseuance and shall be
accepted by them ae evidence of Seller'e title to the property ae hereinabove
de ec ribed.
~ 8. Title in the aforesaid realty shall be and is reaervtd to the ~
Seller, their heire, executors, adminiatrators, guccessora and aaeigns
until full performance by the Purchaser as required hereundex. Upon full
performa'nce by the Purchaser, the Seller ahall deliver to the Purchaeer ~
a fee simple title to said realty, by atatutory warranty deed. frefe and clear
of all liens and encumbrances, except for zoning and other governmental
~
~ regulatione and euch restrictions, easements and reservations ae may appear
of record in the Abstract of Title being delivered to the Purchaser prior to
~ the closing hereof. ,

9. Time is of the essence of this Agreement. In the event Purchas~•~
