Together with all structures and improvements now and hereafter on said land and the rents, issues
' and profits of the above described property (provided, however~ that the Mortgagor shall be entitled to
; collect and retain the said rents, issues and . profits until default hereunder); and all fixtures now or here-
after attached to or used in oonnection with the premises herein described and in addition thereto the fol-
; lowing described household appiiances, which are and shall be deemed to be; fixtures and a part of the
; reslty, and are a portion of the security for the indebtedness herein mentioned.

~ TO HAVE AND TO HOLD the same, and every part thereof, with the appurtenances of the said

~ Mortgagor in and to the same, and every part and parcel thereof, unto the said Mortgagee in fee simple.

; The Mortgagor hereby covenants with the Mortgagee, that he is seized of said land in fee simple or
~ such other estate, if any, as is stated herein; and that said Mortgagor dces hereby fully warrant the tit]e to
~ said land, and every part thereof, and will defend the same against the lawful claims of all persons
whomsoever.

~ PBOVIDED ALWAYS, that if the Mortgagor should pay to the Mortgagee that ceitain promissory
~ note of even date herewith, made by the Mortgagor and payable to ihe order of the Mortgagee in the

~
~ principal sum of Thirty Eight Thousand and 00/100- Dollars, payable in monthly install-
~
~ ments to principal and intecest of a 305 . 76 starting on the lst day of August
~ 19 ~ 8 , and if not sooner paid the final payment being due on the 1 s t ~y of July
_ 2008 , ar any extensians or renewals thereof and shall hilly pay all other ir.debtedness or liability thaE
may become due and owing hereunder and secured hereby, and shall faithfully and promptly comply with
and perform each and every other covenant and provision herein on the part of the Mortgagor to be
; complied with and performed, and every other covenant and provision as contained in that blank or master
g form of mortgage, which is incorporated herein by reference as if set out herein in full, then these presents
shall be void and released at the expense of the Mortgagor, otherwise to remain in full force and effect. The
= said blank or master fornn of mortgage was recorded on February 13, 1970, in the Official Becords of the _
Clerk of the Circuit Court of the following coun'es in Florida in the Official Records Volume and at Lhe
