HomeMy WebLinkAbout0853 - ~ Guarantor hereby grants, bargains. sells, aliens, remises, conveys and confirms unto the Mortgagee all that certain land of which the Guarantor is now seized and in possession situate in St. Lucie Gounty, Florida, to wit: East 333' of the S 200' of the N 300' less and except the S 21' thereof, of Lot 2, Block 3, of 1~DEL LAND COMPANY SUBDIVISION, according to the plat thereof, as recorded in Plat Book 1, Page 41 of the Public Records of St. Lucie County, Florida, and East 333' of the S 189' of Lot 2, Block 3, of MODEL LAND COMPANY SUBDIVISION, according to the plat thereof, as recorded in Plat Book 1, Page 41 of the Public Records of St. Lucie County, Florida. to have and to hold the same, together with the tenants, heredita- ments, and appurtenances thereto belonging, and the rents, issues ; and profits therefrom, unto the Mortgagee, in fee simple. And the Guarantor covenants with the Mortgagee that the Guarantor is indefeasibly seized of said land in fee simple; that the Guarantor has good right and lawful authority to convey said land as afore- said; that the Guarantor will make such further assurances to perfect the fee simple title to said land in the Mortgagee as may reasonably be required; that the Guarantor hereby fully warrants the title to said land and will defend the same against the law- i ~ ful claims of all persons whomsoever; and that the land is free i ~ ~ and clear of all encumbrances except ad valorem real property i ~ ~ taxes for the year 1978, and that certain mortgage from Guarantor E to Citizens Federal Savings and Loan Association of St. Lucie ~ County dated January 23 A.D., 1978, as is recorded in 0. R.
