Assi~nmeat of Reats; Appointmeat of Recei~'er. As additional security herounder, Borrower hereby assigns to Lender the rents of the Prop~rty. provided that Borrower shall, prior to acceleratioo under paragraph 18 hereof or abandon- ment of the Property. have ihe right to collect and retain such rents as they become due and payable. Upon acaleration under paragraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a receiver appointed by a cou,rt to enter upon, take possession of and manage the Property and to callect the rents of the Property. including those past due. All rents collected by the receiver shall be applied first to paymeat of the costs of management of the Propeny and coltection ot ronts, inctuding, but not limited to, recei~er's -fets, premiums on receiver's bonds and reasonable attorney's fees, and then to the sums securcd by this Mortgage. The receivet shall be liable to account only for those re~ts actually rec.eived, 21. Future Adv~ace~. Upon rcquest by Borrow~er, l.ender, at Lender's option within twenty years from the date of this Mo~tgage, map make Future Advances to Borrower. Such Future Advances, with interest thercan, shall t~e secured by this Mortgage wAen evidenced by promissory notes stating that said notes are secured hereby.
