SECTION 3. LOTS IN TRACTS "G" AND "H"; USE AND MINIMUM SQUARE FOOTAGE REQUIREMENTS. All lots to be estabiished i~ above Tracts are designated as single family residence lots, and no principal building shall be constructed or erected on any sing]e family residence lot therein other than cluster housing containing two units, cluster housing containing three units or cluster housing conLaining four units. No single family residence shaii be otherwise re- subdivided. No principal structure shall be erected having a living area of . ~ iess than One Thousand (1,000) square feet living area for more than a one-story , building in any of the cluster homes to be constructed on any of the lots. SECTION 3.A. BUtLDING SETBACK REQUIREMENTS. On ail properties con- taining two-unit cluster buiidings the foilow+ng set-back requirements shall apply: no principal buildireg a~d/or enclosed swimming pool shall be erected on any of said lats nearer than twenty (20) feet to the front lot line, which is the line abutting the street; nor nearer than twenty (20) feet to the side lot lines; nor nearer than twenty (20) feet to the side street line on corner lots. On all of said lots no principal building may be erected nearer than fifteen (15) feet to the rear lot line; and no swimming pool may be erected in the rear of any of said buildings. ~ SECTION 3.8. On all properties containing three or fou~ ciuster units - the following setback requirements shall apply: no principal building and/or enclosed swimming pool shall be erected on any of said lots nearer than twenty (20) feet to the front lot line, which is the line abutting the street; nor nearer than twenty (20) feet to the side lot lines; nor nearer than fifteen ' (15) feet to the side street line on corner iots. Qn all of said lots no principal building may be erected nearer than fifteen (15) feet to the rear lot line; and no swimming pool may be erected in the rear of any of said buildings. SECTION 4. MINIMUM SQUARE FOOTAGE DEFINED.
