Together with all and singular the tenements, hereditaments and appurtenances thereunto belonging or in anywise
appertaining, and also all buildings, structures, additions and improv~ements, now or at any time hereaRer erected thereon,
together with and including aU of the boilen, machines, heating plant, lighting piant, and all plumbing ap~aratus, 6xtures,
appliances, ventitating equipment. toilets, basins, electric heatireg and lighting plants, lighting ~xtures. power machinery,
plant or ~lants for running and operation of passenger or other elevators, including passenger and other ekvators, venetian
blinds, refrigerators, ranges, awnings and shuiters, now or hereafter located in the building upon said land, and all other
machinery, appliances and apparatus naw or hereafter- placed on said premises, either ~in renewal or replacement of fixtures,
machinery. appliances and appurtenances originally insialled on said premises, in connection with the rnmpletion thereof
or in addition thereto, which may, hereafter be placed upon the above described land, wfiich said fixtures, machinery, ap- ~
pliances and appurtenances the Morigagor warrants shall be free from any encumbrances. retention of titte or other claims ;
in favor o! any otf~er person and that this dced shall be a fust lien thereon.
TO HAVE AND TO HOLD all and singular the said property hereby conveyed, mortgaged, pledged or assigned
by the Mortgagor, or intended so to be, unto the Mortgagee, in fee simple.
And the mortgagor covenants with the Mortgagee, that the Mortgagor has fuU power and lawful right to convey
said land in fee simple as aforesaid; that it shall be lawful for the Mortgagee at sU times peaceabiy and quiedy to enter upon,
hold, oocupy and enjoy said Iand; that said land is free from ail encumbrances excePt as may be herrin described; that the
Mortgagor will maice such turther assurences to perfect the fee simple tide to said land in thr Mortgagee ss may reasonably
be required; and that the Mortgagor he~eby fully warrants the tiik to said land and wiU defend the same against the lawful s
