To the extent of the indebtedness of the Mortgagor to the Mortgagee described herein or secured hereby, the MortgAgee is hereby subrogated to the tien or liens and to the rigl~ts of the ovmers and holders thereof of eaeh and every mortgage. lien or other incumbrance on the Iand described herein which is paid and/or satisfied, in whole or in part, out of the proceeds of the laan described herein or secured hereby, and the respective liens of said mortgages, liens or other incum- brances, shal! be and the same and each of them hereby is preserved and shall pass to and be held by the Mortgdgee herein as security for the indebted~ss to the Mortgagee herein described or hereby secured, to the same extent that it w~outd hare been preserved and would have been passea to and been held by the Mortgagee had it been duly and regularly assigned, trnns- ferred, set over, and deGvered unto the Mortgagee by separate deed of aaignment, notwithstanding the fact that the same may be saticfied and cancelled of record, it being the intention of the parties hereto that the same will be satisfied and can- celled of record by the hddtrs thereof at or about the time of the recording of this mortgage. In the event the ownership of the mortgsged premises, or any part thereof, becomes vested in a person other than the Mortgagor. the Mortgagee may, without notice to the Mortgagor, deal with svch sucoessot or successors in interest with reference to this deed snd the debt hereby secured, in the same manner as with the Mortgagor without in any way vitiating or discharging the Mortgagor's liability hereunder or upon the debt hereby secured. No sate of the premises hereby mortg,aged and no forbearance on the part of the Mortgagee, and no extension of the time for the payment of the debt hereby secured given by the Mortgagee shall operate to release, diccharge, modify, change or at~ect the original liabiiity of the Nortgagor ~ herein either in whole or in part. ~ 6. The tien of this deed secures and shall continue to secure paymer~t of said indebtedness or indebtedness, howcver evidenced, whether by said promissory note or any renewal or extension thereof or substitute therefor, or otherwise, until aU such indebtedness shall have been fully paid. _ 7. In the event the mortgagors sell, convey or transfe~ the mortgaged premises during the lije of this n:ortgage, then this mortgage shall, ut the optron of the Afo~tgagee herern, become immediately due and payable fi~r the jtdl sum oj the principa! !wlance and interest then due. 8. The terms "Mortgagor" and "Mo~tgagee" whenev~er used in this instrument shall include the heirs, petsonal repre- sentatives, successors and assigns of the rcspective parties hereto.
