2. The Mort~gee m~y, at his uption, and v?ithuut wai~ing hi~ right to acrelerate the indebteJ~K~. hereby securc~l
and to toreclose the same, pay either brfure ur after deliquency any ur all of thuse cenain obligatiun~ reyuired by the ternn
hereuf to be paid by the Mortgagur for the proteclion of Ihe mort~age security or for the collection uf the indehtednc~s
hereby secured. All sums su adva~ced or paid by the Nurlg,agee shall be charged into the mortgage accuunt and become an
integral part thereut, subject in all respects to the terms, runditions, anJ co~~enants of the aforesaid promiuury note, and this
murtgage, as fully and to the same extent as thuugh a part of the origiiial indebtedoe~ evidenced by said note and cecured by
this moirtgage, excepting howe~er, that ~aid sums ~hall be repaid the Mortgagee torthw~ith upon its demand and be in additic?n
to the regular monthly installments provided by the mortg,age note.
3. That the abstr~ct or abstracts of title covering the mortgaged pniperty shxll ~t all times, during the life of this
mo~tgage, remain in possession of the Nortgagee and in event of the toreclosure of this mortgage or other transfer ot title tu
the morigaged property in extinguishment of the indebtedne~s secured hereby, aU right, title and interest of the V~xtgagur in
and to any such abstrarts of title sha0 pass to the purchaser or grantee.
4. To the eatent of the indebtedne~ of the ~lortg~gor tu the Mortgagee described herein or ~ecured hereby, the
htortgagee is hereby subrogated tu thc lien or liens am1 tu the rights of the uwners and holders thereof of each and e~~ery
mongage, lien or uther-incumbrance on the land described herein which is paid and/or satisfied, in w~hole or in part, out of
the prooeeds of the laan described herein or secured hrreby, and the respectivr liens of said mortgages, liens or other incum-
brances, shall be and the same and each of them hereby is preserved and shall pa~ to and be held by the Mortgagee herein as
security for the indebtedness to the Mortgagee herein described or hereby secured, to the same extent that it w~ould ha~r been
pteserved and would have been pac_ocd to and been held by the Mortgagee had it been duly and regularly a~igned, trans-
ferred, set over, and deli~~ered unto the Mortgagee by separate deed of assignment, notwithstanding the fact that the same .
may be satisfied and cancelled of record, it being the intention of the parties hereto that the same will be satisfied and can-
~ celled of record by the holders t6ereof at or about the time of the recocding of this mortgage.
5. In the event the ownership of the mortgaged premises, or any part thereof. becumes vested in a person other than
the Mortgagor, the Mortgagee may, without notice to the Mortgagor, deal with such successor or successors in interest with
reference to this deed and the debt hereby secured, in the same manner as with the Mortgagor w~ithout in any way ~itiating or
discharging the hforigagor's liability hereunder or upon the debt hereby secured. No sale of. the premises hereby mortgaged
and no forbearance on the part of the Mortgagee, and no extension of the time for the payment of the debt hereby secuted
given by the Mortgagee shal! operate to release, discharge, modify, change or aftect the original liability of the \lortgagor
herein either in whole or in part_
6. The lien of this deed secures and shall continue to secure payment of said indebtedness or indebtedness, however
! evidenced, whether by said promissory nute or any reneWal or extension thereof or substitute therefor, or otherv?ise, unt~ all
; such indebtedness shall have been fully paid.

8. The terms ";~lortgagor" and "\fortgagee" w~hene~rr used in this instrument shall include the heirs, persunal repee-
sentatives, successixs and a~~cigns of the respecti~r parties hereto. Khererer used the singular number shall include the plurot
$ and the plural the singular, and the use of any gender shall include all genders.
