2. The lllurt~gee may, at his uption, and without waiving his right to aceelerate the indebtedne*ti hereby .ecureci
and to forecl~~se the s:~mr, pay either t~efore ur after deliquency any or all of thuse certain obligations reyuired by the terim
hereof to be paid by the Murtgagur fur the pn~tection of the murt~ge security or fur the collection of the inJebtrdnecti
hereby secured. All sum. so advanced or paid by the ~tortgagee chal~ be charged into the mor~gage account anJ become an
integral part thereof, subject in all respects ro the terms, cunditions, and co~rnants uf the aforesaid promiUOn• note, and this
mortgage, as fully and to the same extent as though a parl uf the origina) indebtedness evidenced by said note and ~ecured by
this mortgage, excepting how~e~rr, that said sums shall be repaid the Nurtgagee forthwith upon its demand and be in additiun
to the regular monthly installmenls provided by the mortgage note.
3. That the abstract or abstracts of title covering the mortgaged property shall at all time~, during thc life of this
mortgage, remain in possesciun o( the Murtg~gee and in event of the foreclosure uf this mortgage or other transfer of title to
the mortgaged property in extinguishment of the indebtedness secured hereby, all right, title and interest of the Murtgagor in
and to any such aburacts of title chall pass to the purchaser or grantee.
4. To the extent of the indebtedness of the Mort~gor to the ~fortl;agee described herein or secured hereby, the
Mortgagee is hereby subrogated to the lien ar liens and to the rights of the u~ners and holders thereof of each and every
muNgage, lien or other incumbrance on the land described herein w-hich is paid and/or satisfied, in whole or in part, out of
the proceeds of the loen de9cribed herein or secured hereby, and the respective liens of said mortgages, liens or other incum-
brances, shall be and the same and each of them hereby is p~eserved and shall pass to and be held by the Murtg,agee herein as
security for the indebtedness to the Mortgagee herein described ur hereby secured, to the same extent that it v?nuld have been
preserved and would have been pacsed to and been held by the Mortgagee had it been duly and regularly a~igned, tran~-
ferred, set over, and delivered unto the Mortgagee by separate deed of assignment, notw~thstanding the fact that the same
may be satisfied and cancelled of record, it being the intention of the parties hereto that the same will be sati+fied and ran-
cefled of record by the holders thereof at or about the time of the recording ot this mortgage.
5. In the event the ownership of the murtgaged premises, or any part thereof, becomes ~ested in a person uther than
the Mortgagor, the Mortgagee may, without notice to the Mortgagor, deal w~th such successor or successurs in interest with
reference to this deed and the debt hereby secured, in the same manner a~ aith the Mortgago~ without in any way ~itiating or
discharging the Mortgagor's liability hereunder or upon the debt hereby secured. no sale of the premises hereby mortgaged
' and no forbearance on the part ot the Mortgagee, and no extension of the time for the payment of the debt hereby secured
given by the Mortgagee shall operate to re~ease, discharge, modify, change or affect the original liability of the Nortgagor
herein either in whole or in part_ .
6_ The lien of this deed secures and shall continue to secure payment of said indebtedness or indebtednecs, howe~~er
j evidenced, whether by said promisson nute or any renewal or extension thereof or substitute therefur, or otherv?i.e, until all
