It is agreed that this mortgage shall secure any future advances or loans ~
made by the mortgagee to the mortgagor at any time within Ten (10 years
from the date hereof to the same extent as if such future loans or advances
were made on the date of the execution of this mortgage; provided, however,
that the total unpaid balance of the indebtedness secured by this mortgage
at any one time shall not exceed a maximum principal amount equal to 150
per cent of the principal amount originally secured hereby, plus interest
on such maximum principal amount and any disbursements made for the payment

~ of taxes, levies or insurance on the property covered by this mortgage,
~ with interest on such disbursements. The making of such further or future
~ advances or re-advances shall be optional with the mortgagee. Such advances
or re-advances may be made under the provisions hereof to the present or to
