prior to entry of a judgmcnt enforcing this Mongage if: (a) Borrower pays [.endc~ aii sums which would be then dur under

20• A~nmeat ot Renb; Appointmeat of Receiver. As additional security hereunder: Borrower hereby auigns to
I.ender the nnts of the Property, provided that Bornower shall, prior to acceleration under paragraph 18 hercbf or abandon-
ment of the Property, have the right to collect and retain such rents as they become due and payable.
Upon acceleration unde~ paragraph 18 hereo[ or abandonment of the Property, ~ender shall be entitled to have a
receiver appointed 6y a court ta enter upon, take possession of and manage the Property aod to collect the re~ts of the
Property, including those past due. All rents collected by the rcceiver shall be applied first to paymont of the costs of
management ot the Propeny and collection of rcnts, including, but not limited to, rtceiver i fees, prcmiums on receiver's
bonds and reasonable attorney's fees, and then to the sums secured hy this Mongage. 'tt~e rtceiver shall he liable to accc?unt
only [or those rcnu actually received. -
21. Future Ad~aacea. Upon request by Borrow•er, Lender, at Le~der's opti~n within twenty years from the date of this
Mortgage, may make Future Advanca ta Borrower. Such fiuture Advances, with intetest thereon, shail be secured by this
Mortgage when evidenced by promissory notes stating that said nates are secored hereby. At no lime shall the principal
amount of the indebtedrtess serured by this Mongage, not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amaunt of the Note plus USS. . . . . . .2,5AQ.00

22. Rekase. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge

which may be awardai by an appellate coun.
