this Mortgage. the Note a~d notes securing Future Advances, if any, had na acceleration occurred; (b) Borrower cu~es
all breaches of any other covenants or agreements of Barrower,contained in this Mongage; (c) Borrower pays all reasonable
expeoses incurred by I.eader in enforcing the covenants and agreem~nts of Borrower contained in this hlortgage and in
enlorcing Lender's nmedies as provided in paragraph 18 hereof. including, but not limited to, reasonable attorney's fees; and
(d) Borrower takes such action as Lender may t~easonably require to assure that the lien of this Mortgage, l.eader's interest
in the Properry and Borrower's obligation to pay the sums ucurcd by ihis Mortgage shall co~tinue unimpaircd. Upon such
payment aod curc by Borrower, this Mortgage a~d the obligations secured hereby shall remain in full torce and effect as if
no acceleration had occurre.i. '
20. Assi~oa~eot of ReaR~ Appoiatmeat of Recelrer. As additional security hereunder, Borrower hereby assigns to
l.ender the rents of the Propeny, provided that Borrowor shall, prior to acceteration under paragraph 18 hereof or abandon-
ment of the Property, have the right to coltect a~d retai~ such rents as they become due and payable.
Upoo acceleratio~ under paragraph 18 hercof or abandonment of the Propeny, Lender shall be entitlcd to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents of the
Property, including those past due. All rcnu collected b~ the receiver shall be,applied 6rst to payment of the costs of
management of the Propeny and collection uf rents, including, but not limited to, receiver's fees, premiums on receiver's
bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. 'Ilu receiver shall be liable to account
only tor those rcnts actually received.
21. Futute Advancea. Upon request by Borrower, ixnder, at Lender's option within twenty years from the date of this
Mortgage, may make Futurc Advances to Borrower. Such Future Advances, with intercst thercon, shall t~e secured by this
Mortgage when evidenced by promissory nota stating ~hat said notes are secured herebp. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance hercwith to protect the

22. Releise. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charga
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attoroey's Fees. As used in this Mortgage and in the Note. "attorncy's fees" shall include attorney's fces, if any,
which may be awarded by an appellate court.
