20. ~omest ot Reatfi Appoiotmeot ot Receive~. As additional security hereunder. Borrower hercby usigns to ;
Lender the rents of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retaio s~ch rents as ihey become due and payabk.
Upon acceleration under paragraph 18 hercot or abandonment of the Pmperty, Lender shall be entitled to have a
receiver appointed by a court to enter upon. take pcusession of a~d manage the Property aad to collect the rcnts of the
Property, including those past due. All rents collected by the receiver shall be applied 8rst to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, roceiver's fees. premiums o~ receiver's
bonds and reasonable actorney's fees, and then to the sums securod by this Mortgage. The receiver shall be liable to aceount
only tor those rcnu actually received.
21. Future Advancas. Upon request by Borrower, Lender, at Lender
s option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advanca. with iaterest thercon. shall be secured by this
Mortgage when evideaced by promissory notes stating that said notes are securcd hereby. At no time shall the principal
amount of the indebtedaess secured by this Mongage. not including sums advanced in aocordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. ..N0~1e . j
2Z Rdease. Upon payment of all sums secured by this Mortgage, Lender shall release this~Mortgage without chuge
to Borrovver. Borrower shall p~y all costs of recordation. if any.
