(d) Borrower takes such action as l.ender may reasonably requirc to assure that the lie~ of this Mortgage. Lender's interest
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaircd. Upon such
payment and curc by Borrower. this Mortgage and the obligations secured hereby shall rcmain in full force and effect as i[
no acceleration had oceurred.
20. A.dgnmeet ot Rents; Appoiatmeaf ot Recelver. As additional securi~y hereunder, Borrower hereby assig~s to
l.rnder the rents of thr Property, provideJ that Bormwer shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Property, have the righ~ to collec~ and ~etain such rents u t6ey become due and payable.
Upo~ acceleration under parag~aph IR hereof or abandonment of the Property, Lender shall bc entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property a~d to collect the rents of the
Property, including those_past due. All rents collecteJ by the receiver shall be applied first to payment of the costs of
maoagement of the Property and collection of rents, including, but not limited to, rereiver's fees, premiums on receiver's
bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actually received.
21. Fnture Advances. Upon request by Borrowcr, l.ender, at I.ender s optian within twenty years from the date of this
Mortgage, may make Future Advances to Borrawer. Such Future Advances, with interest thereo~, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no tim~ shall•the principal
amount ot the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect ihe
sec~rity of this Mortgage, exceed the original amount of the Note plus USS • • ' ' ' ' ' ' ' - '
22. Rekase. Upan payment of all sums securecl by this Mortgage, Lender shall release this Mortgage without charge
to Bocrower. Borrower shall pay all costs of recordation, if any.
23. Attoraey's Fees. As used in this Mortgagc and in the Notc. "attorncy's fees" shall include attorney's fees, if any.
