Start at the Southeast corner of Section 36, Township ~7 South,
Range 40 East, thence rwn North 0°49' East along the East line
of said Section 36, a distance of 641.29 feet to the point of
beginning; thence run South 89°15'25" West a distance of 1320.66
feet to the West line of Government Lot 4 of said Section 36;
thence run North 0°47'39" East along the West line of Government
Lot 4, a distance of 1956.57 feet to the Northwest corner of
said Government Lot 4; thence run North 89°05'04" East along the
North line of Government Lot 4, a distance of 680 feet, more or
less, to the waters of the St. Lucie River; thence meander said
waters Southeasterly, 1080 feet, more or less, to the point of
intersection with the aforesaid East line of Section 36; thence
run South 0°49' West along said East line, a distance of 1200.07
feet, more or less, to the point of beginning; the above described
lands being in Government Lot 4, Section 36, Township 37 South,
Range 40 East, St. Lucie County, Florida.
TOGETHER with the buildings and improvements located
thereon and TOGETHER with any and all riparian rights thereunto be-
longing or in anywise appertaining and TOGETHER with any and all
easements appurtenant thereto.
This mortgage is security for three promissory notes,
each in the amount of $235,000.00, one executed by Susan Phipps
Cochran, one by Melissa Adeane Phipps and the other by Hubert
Grace Phipps. A default in one of said notes shall constitute a
default in the others and in this mortgage, and in case of such
default the holder hereof shall be entitled to exercise the right
of acceleration contained in paragraph 7 of the covenants and
agreements of the mortgage hereinafter set forth with respect to -
all three of said notes.
