the estate herrby crcated shall cease and be null and void.
It is understood that each of the words. "note; '"mortgagor" and "mortgagee" respectively and the pronouns referiring
thereto~ whether in the singular or plura! any~vh~re in this mortgagc. shail be singular if one only and ahal! tx plura! jointly
and severally. i[ more than one~ and shall be mascu!int. feminine and/or neuter. wherever the context so implies or admits.

1. To pay all and singular the principa! anct interest and the various and sundry sums of money payable by virtue of
said promissory note. and this mortgage, each and every. promptly on the days respectivety t!?e same severally become due.

; 2. To pay alt and singular the taxes. assessments. levits. liabilities. obliqations and incumbrances of every nature and

~ and/or that hereafter may b4 levied or assessed upon this mortRage and/or the indebtedness secured hereby. each and every,
3 when due and payab!e according to law. be[or~ they become delinquent. and before any interest attaches or any penalty is
~ incurred: and in so far as any thereof is of record the same shall be promptly satisCed and discharged of record anc! the
~ original o[[icial document (such as. for instance. the tax receipt or the satisfaction paper ofticially endorsed or certified) shall
~ be placed in the hands of said ~iortgagee within ten days next after payment: and in the cvcnt that any thercof is not so

~ 3. To place and continuously ketp on the buildings now or hereafter situatt on said !and fire and windstorm insurance
~ in the usuai standard policy form, in a sum not tess than the highest insurable vaiue, in such company or companies as may be
~ approved by said ~lortgagee; and all such insuranct po!icies on any of said buildings. any interest therein or part thereof, in
~ the aggregate sum aforesaid or in excess thereof, shall contain the usual standard mortgaRee clause making the loss under said
policies. each and every. payal~le to said ~lortgagee as his interest inay appear, and cach and every sucti policy shalt be
~ promptly dclivered to and hetd by said Dfortgagee: and, not less than ten days in ad~•ance of the expi~ation of tach policy. to
~ de!iver to said ~tortgagee a renewal thercof~ together with a receipt for the premium of such renewal; and there sha;l be no
~ such insurance placed on any of said buildings, any interest therein or part thereof. unleu in the form and with the loss
~ payable as aforesaid: and in the event any sum of money becomes payabls under such policy or policies said Mortgagee shal!
~ have the option to receive and apply the same on account o[ the indebtedness secured hereby or to permit said ~iortgagor to
~ receive and use it or any part thereof for other purposes without thereby waiving or impairing any equity. lien or right under
~ or by virtue o[ this mortgage; and in the evcnt said ~Iortgagor shall for any reason fail to lceep the said prtmises so insured~ or
lail to deliver promptly any of said policics of insurance to said Mortgagee. or fail promptly to pay fulty any premium there-
: for. or in any respect fail to perform. discharge, execute. ef[ect. complete~ comply with and abide by this covenant. or any
part hereof. said ~lortgagee may place and pay for such insurance or any part thereof without waiving or af[ecting any
option, lien, equity or right under or by virtue of this mortgage, and the full amount of each and every such payment shall Se
