expenses incurrod by Lender in enforcing the covena~ts and agreements of Borrower contained in this Mongage and in
enforcing Lender's remcdia as provided in paragraph 18 T~ereat, including. but not limited to. ressonable attomey's fees: and
(d) Borrower takes such action as Lender may reasonably rcquire to assure that the lien of this Mongage. Lender's interest
in the Property and Bomower's obligation to pay the sums securcd by this Mortgage shall continue unimpaircd. Upon such
paymtnt and cure by Borrower. this Mortgage and ~he obligations securcd hercby shall remain in full force and efiect as if
nu acceleration had occurrcd. ~
20. Assi~aa~eat ot Reatx AppoiMment ot Receirer. As additional security hereunder. BoROwer hercby assigns to
1_ender the reats oE the Propeny. provided that Borrowe~ shall, prior to acceleratian under paragraph 18 hereof or abandoa-
me~t of the Property, ha~?e the right to collect and ~etai~ such rents u t6ey become due and payabk.
Upon acceleration under paragraph 18 hereof or abando~ment of the Property, Lender shall be entitlod to have a
receiver appointed by a eourt to enter upon. take possession of and manage the Pmpetty and to collect the rents of the
Property. including those past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, roceiver's fees, prcmiums on receiver's
~onds and reasonabk attomey's fces. and then to the sums securcd by this Mortgage. 71u rece~ver shall be liable to account
only tor those rents actually roceived. •
21. Fntare Adv~ecea. Upon request by Borrower, l.ender, at I_ender's option within twenty years fr+~m the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest theroon, shall be secured by this
Mortgage when evidenced by promissory notes statiag that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in acxordance herewith to protect the -
ucurity of this Mortgage, exceed the original amount oi the Note plus USS.- r•
22. Rdease: Upc~n payrr~ent of all sums secured by this Mongage, Lender shall release this Mortgage without chargt
to Borrower. Borrower shall pay all costs of recordation. if any. ~
23. Atforoty's Fees. As used in this Mortgage and in the Note. "attorney's fces' shall include attorney i fees, if any,
which may be awarded by an appellate couR.
