(d) Borrowe~ tskes such actioo as Le~der may reasonably rcquire to assure that the lieo of this Mortgage, Lender's iatuest
in the Propetty and Borrower's obligation to pay the sums securcd by this Mongage shall conti~ue unimpaired. Upon such
payment and cure by Borrower. this Mongage and the obligations secured hereby shall remain in full force and effcet as if
no accekration had occurred.
29. Aa~ameM o[ Reatx AppoWment ot iteceiver. As additional security hereurtder. Borrower hercby assigns to
Lender the rents of the Property. provided that Bomower shall, prior to acceleration under paragraph 18 ~,ercof or abandon-
ment of the Pmperty. have the right to collect and retain such rcnts as they become due and payabk.
Upon accekration under paragraph 18 hereof or abandonment of the Property. I.ende~ shall be entided to have a
receiver appointed by a coutt to enter upon, talce possession of and manage the Property and to rntlect the rents of the
Propeny, i~luding thoae past due. All re~ts collectod by the receiver shall be applied first to payment of the costs ot
management of the Property and collection of rents, including, but not limited to. [eceiver's fees, premiums an receiver's
bonds aad rcasonabk attorney's fas, and then to the sums securcd by this Mortgage. "Il~e receive~ shall be liable to account
only [or those rents actually receivod.
21. F~turs Aa~asce~. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage. may make Futute Adva~ca to Borrower. Such Future Advances, with intercst thereon, shall be socured by this
Mortgage when evidencod by promissory notes stating that said notes are securcd hereby. At no time shall the principal
amou~t of the indebtodness secural by this. Mongage, not including sums advanced in accordance herewith to protect the

22. Rdeasa Upqn payment of all sums secured by this Mortgage, Lender shall release this Mortgag~ without charge
to Borrower. Borrower shall pay aU coats of recordation. if any.
23. AKoroey's Rees. As used in this Mortgage and in the Note. "a~tomey's fees" shall include attorney's fces, if any.
which may be awardod by an appellate court.
