expensa incurrod by Lender in enforcing the covenagts and agreements of Borrower contained in this Mortgage and in
enforcing Lender's rcmedia as Qrovided in pangraph 18 Aereof. including, but not limited to, rcuonable attomey's fee.s; and
(d) Bonower talca such action as Lender may reasonably require to assure that the lien of this Mortgage. Lender's interest
in the P~openy ar~d Bornowe~'s obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payme~t and cure by Borrower. this Mongage and the obligaaoo's secured hcreby shall remain i~ full force and eBect as if
no accek~ation had occurred. ~
20. As~~oaeat ot Reat~ Appoiatmeat of Receiver. As additional securily hercunder, Borrower hereby assigns to
Lende~ ~he rcnts ot the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abando~-
ment of the Property. have the right to collect and ~etain such rents as thty become due and payable.
Upo~ acceleration under pa?ragraph 18 hereot or abandonment o[ the Property. Lender shall be entitled to have a
receiver appointod by a court to enter upon, take possession of and manage the Properry and to collect the rents of the
Property, including thoae past due. All rents collected by the receiver shall be applied first to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, teceiver's fees, premiums on receiver's
bonds and rcasonable attorney's ftu, and then to the sums secured by this Mortgage. Tfie receiver shall be liable to account
only.for those rents actually received.
21. Fotare Advssce+r. Upon request by Borrower, l.ender, at l.ender's optian within twenty years from the date of this
Mortgage. may make Future Advancat to Borrower_ Such Future Advances, with intercst theroon, shall be secured by this
Mongage when evideaced by promissory notes stating thal said notes are secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mongage, ~ot including sums advanced in accordance herewith io protect the
~ security ot this Mortgage. exceed the original amount of the Note plus USS . - ' ' ' ' ' ' ' ' '
22. Rdea~e. Upcin payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrowe~ shall pay all costs of recordation, if any.
23. Attorsey's Fea. As uscd in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees, if any.
which may be awudod by an appellate court.
