expe~ses incurraf by l.e~der in entorcing the covonar~ts and agreements of Borrower rnntai~ed in this Mortgage and in
enforcing Lender's rcmedies as provided in paragraph 18 Aercot, including, but ~ot limited to. reasonable attomey's tea: and
(d) Banower takes such actio~ as l.ender may rcasonably requirc to assurc that the lien of this Mortgage. Lender's inte~est
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall co~tinue u~impaired. Upon auch
payment and curc by Borrower. this MoMgage and the obiigations securcd hereby shall remain in full force and eftect as it
no acceleration had occutrcd. •
20. Assitamenf ot Rentx Appoiatmeat of Receiver. As additi~nal security hereunekr, Borrower hereby usigns to
t.cnde~ the rents of the Property. provided that Sorrower shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Property, have the right to coUcc~ and retain such rents as they bocome due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, l.ender shall be entided to have a
receiver appointed by a court to enter upon. take possessioo of and manage the Property and to collect the rents of the
Propetty. including those past due. AN rents coUectecl by the receiver shall be applied first to payment of the costs of
manageme~t of the Propeny and collection of rents, including, but not limited to, receiver's fees, premiums on receiver's
twnds and reuo~abk attorney's feu, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actually received.
21. Rrture Ad~aecra. Upon rcquest by Borrowcr, I.ender, at I.enders optian within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Futpre Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory• notes stating that said notes erc securcd hereby. At no time shall the principal
amount of the indebtodn~ss secured by this Morigage, not including sums advanced in aocordance herewith to protect the

22. Relea6e. UpQn payme~t of all sums secured by this Mortgage, Lender shall release this Mortgage without chuge
to Borrower. Bonower shall pay all costs of recordation, it any.
23. Attorney's Fees. As uscd in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees, if any,
, which may be awarded by an appellate court.
