(d) Sorrowe~ takes such action as l,endt~ may reasonably rcquirc to assure that the lien of this Mortgage. Ler~der's interat

20. Asxi~ea~eet ot Reot~ A~poiNmeet ot Receiver. As additanal stcuri~y hercunder. Borrower her~by assigns to
I_ende~ the rents ot the Property. provided that Bonower shall, prior to accele~ation undcr paragraph 18 hereof or abandon-
meot ot the Property, have the right to collect and retaio such rents as tbey bocome due and payable.
Upon acceleration under paragnph 18 hereof or abandonment of the Property. [Jender sha!! be entitled to have a
rereivcr appointed by a rourt to enter upon, ~akc poasession of and maoage the Property and to collect the rcnts of th~
Property, including those past due. All re~ts collected by the receiver shall be applied first to payment of the costs of
management of the Pmperty and collection of re~ts, including, but not limited to, roceiver i fees, premiums on raceiver's
bonds and reasonabk attorney's foes, and then to the sums xcured by this Mortgage. 71~e receiver shall be liable to account
. only for those rents actuslly rcceived.
21. F~re Ad~a~eea. Upot~ rerqucst by Borrower, I.ender, at I.ender's option within twenty years feom the date of this
Mortgage, may make Future Advances to Borrower. Such ~uture Advances, with i~terest thueon, shall be socured by this
Mortgage when evidencod by ptamissory notes stating that said notes are secured hereby. At no time shalt the principal
amount of the indebtodness secured by this Ar'lortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS.
22. Rdea6a UpQO payment of all sums secured by this Mongage, Lender shaii releasr this Mongage without chazge
to Borrower. Borrower shal! pay alt coats of recordatan. if any.
23. Attoraey's Fees. As uscd in this Mortgage and in the Note. "attoroey's fces" shall include attorney's fees, if any,
which may be awarded by an appellate court.
