prior to entry of a judgment enforcing this Mortgage i[: la) Borrower pays Londer all sums which would be then due under
this Mortgage, ti~e Nwe and ~ota xcuring Futurc Advances, if a~y, had no accele~ation occurred: Ib) Borrowe~ cures

in the Propeny and Borrower's obligation to pay the sums securcd by this Mongage shall continue unimpaired. Upon such
payme~t and curc by Borrower, this Mo~tgage and the obligations securcd hercby shall rcmain in full force and eBect as i(

Upon accele~ation under paragraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a
receiver appointed by a rnurt to enter upon, takt possession of and manage the Property and to colkct the rcnts of the
Property. including those put due. All rcnts collectevi by the rcceiver shall be appSied Brst to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, receiver's ices. prcmiums on recciver's
bonds and rcasonabk attort~ey's fea, and then to the sums secured by this Mortgage. The roceiver shall be liable to account
only fo~ chose rents actwllr rcceived.
21. Fotore Adva~cea. Upon tequeu by Borrowe~, l.ender, at I.ender's optian within twenty years from tho date of this `
Mortgage, may make Future Advances to Barrower. Such Future Advances, with interest thercon, shall be secured by this
Mortgage whe~ evidenced by promissory notes stating that said ootes are securrd hereby. At no time shaU the principal
amount of the indebted~xss socured by ihis Mongage, not including sums advanced in accordance herewith ta protect the
security of this Mortgagt, exceed the original amount o( the Note pl~ USS. --r-
22. Rdea~e. Upqa payment of all swns socured by this Mortgage. Lende~ shall release this Mongage without charge
to Borr~wer. Borrower shall pay aU costs of recardation, if any.
23. Attoney's Fees. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fces, if any,
which may be awudod by an appellate court. _
