prior to entry of a judgment e~torcing thu Mongage if: la) Borrower pays l.ender all sums which would be then due under
this Mortgage, the Note and notes secu~ing Fuiure Advances, if any, had no acceleration occur~ed; Ib) Bor~ower cures
all breaches ot any othe~ covenaots or agreements ot Borrower contained i~ Ihis Mongage: (c) Borrower pays all reasoc?able
expenses iocuned by Lender i~ enforcing ~he covenagts aod ag~eemcnts of Borrower contained in this Mortgage and in
enforcing t_ende~'s remedia as provided in paragraph 18 t~ereof, including, but not limitod to. rcasonable attorney's kes; and
(d) Bortower talces such action as I.ender may reasonably rcquire to assure that the lieo of this Mortgage. Lender's interest
in the Properly and Bormwer's obligation to pay the sums securcd by this Mortgage shall continue unimp:iirod. Upon such
payment and curc by Borrower, this Mortgage and the obligations secured hereby shall rcmain in full force and eBect as if
no acceleration had occurred. .
20. Assi~nmeat ot Reat~ AppoiMmeaf of Receive~. As additional security hercunder, Borrower hereby assig~s to
l.ender the rents of the Property, provideJ that Bomc~wer shall, prior to acccleration under paragraph 18 hercof or aba~don-
ment of the Property, have the right to collect and reuin such rcnts as they become due and payabk. .
Upon acceleration under paragraph 18 hereof or abandonment of the Propeny, l.ender shall be e~titled to have a
receiver appointed by a court to enter upo~, take possession of and manage the Property and to collect the rents of the
Property, including thoae past due. All rents collecteJ by the receiver shall be applied 6rst to payment of the costs of
management of the Property and coliectio~ of rcnts, including, but not limited to, receiver's fees, premiums on receiver's
honds and reasonable attorney's fees, and then ta the sums secured hy this Mortgage. "il~e rtceiver shall be liable to account
only [or those rents actually received. ~
21. Fature Advaocta. Upon request by Borrower, t.ender, at l.enders optia~ within twenty ytars from the date of this
Mortgage, may make Futurc Advances to Borrower. Such Future AJvances, with interest thcreon, shall be socured by this
Mortgage whe~ evidenced by uromissory notes stating that said notes are securcd hereby. At no time shall the principal
amou~t of the indebtednoss socured by lhis Mortgage, not including sums advanced in accordance hercwith to protect the
security of this Mortgage, exceed the original amount of ~he Note plus USS. -
22. Rekase. Upan payment of all sums secured by this Mortgage, I.eRder shall release this Mortgage without c6arge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fees, if any,
which may be awarded by an appellate court. .
