Assi6aaeat of Rea1~ Appoiatmeat ot Receiver. As additional security hereunder, BoROwer hereby assigns to l.ende~ the rents of the P~operty, Qrovided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon- ment o[ the Propaty, have the right to coUect and retain such rents u they become due and payabk. Upon acceleration under paragraph 18 hereof or abandonment of the Properiy, I.ender shall be entitle~ to have a receiver appointod by a court to enter upon. take possessio~ of and manage the Propeny and to collect the re~ts of the Property. including thosc past due. All rents collected by the receiver shall be applied first to paym~nt af the costs of management of the Property and collection of rents, including, hut ~ot limited to, receiver's fas. prcmiums o~ receiver's bonds and rcasonable attorney's fces, and then to the sums secured by this Mongage. The reccive~ shall be liable to account only [or those rents actually received. 21. Frture Advaaces. Upon request by Borrower, l.ender, at Lender's option within twtnty years from the date of this Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall be secured by this Mortgage when evidenc~d by promissory notes stating that said notes arc secured hersby. At no time shall the principal amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the security ot this Mortgage, exceed the original amount of the Note plus USS. T-•- T T. T. 22. Reiea~e. Upem payment of all sums secured by this Mortgage, Lenckr shall rekase this Mortgage without charge to,Bonower. Borrower shall p~y all costs of recordation. if any. 23. AHorsey's Fees. As used in this Mortgage and in the Note, "attorney's fces" shall include attorney's fees, if any, which may be awarded by an appellate court.
