this Mortgage, the Note and notes securing Futune Advanca, if any. had no acceleration occurred; !b) Borrower cures
all breaches of any other rnvenants or agreements of Borruwer contained in this Mortgage; (c) Borrower pays ali reasonable
expenses incuned by Lender in eoforcing the covena~ts and agreements of Borrower contained in this Mortgage and in
en[orcing Ixnder's remedies as provided i~ paragraph 18 Aereot, inctuding, but not limitod to, reuonable attorney's [ea; and
(d) Borrower taka such action as txn~k~ may rcasonably rcyuirc to assure that the I+en of this Morigage. Lender's imerest
in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upoa such
payment and curc by Borrower, this Mortgage and the obligations secured hereby shall rcmain in tull [orce and efTect as if
nu acccleration had occurrcd. .
20. Aasi~ameat af Reatfi Appointmeot ot Rertirer. As additional securily hercunder, Borrower henby assigns to ~
l.ender the rents of the Property. provided that Borrower shall, prio~ to acceleration under paragraph 18 hercof or abandor~-
ment of the Pmperty, have the right to collect aod retain such rc~ts u t6ey become due and payabk.
Upon accelentio~ under paragraph 18 hereof or abandonment of ihe Propeny, Le~der shafl be entitkd to hav~ a
receiver appointod by a eourt to enter upon. take posussion of and manage the Property and to collect the rents of the
Property, including those put due. All rents collected by the receiver shall be applied first to payment of the casts of
management of the Pmpetty and collection ot re~ts, including, hut not limited to, rcceiver's fees. premiums on receiver's
bonds and reasonabk attorney's fees. and then to the sums secured by this Mortgage. The recoiver shall be liat?!e to account
only far those re~ts actaaUy received,
21• F~ture Advaeces. Upon request by Borrower, l.c~der, at t.ender's option within twenty years from the date of this
Martgage, may make Future Advances to Borrower. Such Future Advances, with interest thercon, shall he secured by this
Mortgage when evidenced by promissory notes stating that said nates ar+e secured hereby. At no time shall ihe principal
amouat of the indebtodness secured by this Mortgage, nat including sums advanced in accordance herewith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS.
22. Rckase. Upan paymeat of all sums socured by this Mortgage, l.ender shall nelease this Mortgagc without charge
to Borrower. Borrower shail pay all costs of recordation, if any,
23. Attoraty's Fets. As used in this Mortgage and in Ihe Note, "attorney's fces" shall i~clude attorney`s fees, if any.
which may be awardai by an appellate court.
