in the Propeny and Borrower's obligation to pay the sums securcd by this Mongage shall continue unimpaired. Upo~ auch
payment and cure by Bo~rower~ this Mongage and the obligations secured hercby shall remain in full force and effect as if
no acceleration had occurred.

l.ender ttie rcots of the Property, provided that Bomnwer shall, prior to accele~atio~ under paragraph 18 hereof or abandon-
ment of the Pmperty, have the right to collect and rctain such rtnts u thoy 6ecome due and payabie.
Upon acceieration under paragnph 18 hercof or abando~ment of the Propeny, l.ender shal! be entitlod to have a
receiver appoiated by a ~wurt to enter upon, take possession of and managt the Property and to collect the rents of the
Property, i~cluding those past due. All renu collected by 1he receiver shall be applied first to payment of the coats of
managemertt of ihe Property a~d collection of rents, including, twt not limited to, receiver's fees, premiums on rece+ver's
bonds and reasonabte attorney's fees, and then to the sums secured by this Morigage. The rtceiver shall be liable to account
only for those rcnts actually roceived.
21. F~ture Ad~aecea. Upon c~equest by Borrower, I_ender, at I.enders option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such,Future Advances, with interest thereon, sha11 be secured by this
Mortgage when evidenced by promissory nota sta~ing that said notes are secured hereby. At no time shall the principal
amount of the indebtedness socurcd by this Mongage, not including sums advanced in accordance herewith to protect the
security o( this Mortgage, ezceed ihe original amount o( the Note plus USS.
22. Rekase. Upan paymrnt of all sums secured by this Mortgage, Zender shall releau this Mortgage withoui charge
to Borrower. Borrower shal! pay all coats of recordation, ii any.
23. Attoraey's Fees. As uscd in this Mortgage and in the Note, "attorney's fees" shall includ~ attorney's fees, if any,
which may be awarded by ao appellate court.
