(d) Borrower talc~s such action as I.e~de~ may reasonably reyuirc to assure that the lien of this Mortgage. Lender't interest
in the Propetty and Borrower's obligation to pay thc sums secured by this Mortgage shall continue unimpaircd. Upon such
payment and cure by Bonower, this Mortgage and the obligations secured heteby shall rcmain in full torce and eftect as i[
na acceleration had occurred. ~
20. Assignment ot Reat~ Appoialment of ~ Receiver. As adJitional security hereuncier. Borrower hercby assigns to
1_ender the rents of the Property. provided that Borrower shall, prior to acceteration under paragraph 18 hereof or abandon-
ment o( the Property, have the right to collect and retain such rents as t6ey bocome due and payable.
Upon acceleration under paragraph 18 hercof or abandonment of the Property, I.ender shall be entitled to have a
receiver appointod by a coutt to enter upon, take possessioo ot and manage the Property and to colkct the rents of the
Prupeny. including those put due. All rents collecteci by the receive~ shall be applied first to payment of Ihe costs of
management of the Property and collectio~ of re~ts, including, but not limited to, receiver's fees. prcmiums on receiver's
bonds and reasonabk attorney's foes, and then to the sums secured by this Mortgage. 'ihe rtceiver shall be liable to account
o~ly for those rents actually received.
21. Foture Ad~aoca. Upon requat by Borrower, t_ender, at I.ender's option within twenty years from the date of this
Mongage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Morigage when evidenced by promissory notes staling that said notes are secu[ed hereby. At no time shall the principal
amount of the indebtedness ucured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgagt, exceed the originat amount of the Note plus USS.
22. Rdeaie. Upan payment of all sums secured by this Mortgage, I.ender shall release this Mortgage without chargt
to Borrowe~. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fecs. As used in this Mortgage and in the Note. "attorney's f~-es" shall include attorney's fces, if any,
which may be awuJed by an aQpellate couR.
