(d) Borrower taka such action u l.ender may reasonably require to assure thal the lien of ~his Mortgage. Lender'a interest

20. A.ssi~nmeN ot Reat~ AppoiMo~eat ot Recel•er. As additional security hereunder. Borrower hereby assigns to
I.ender the nnts of the Properiy, provided that Borrower shall, prior to acceleratioo under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rcnts as tbey becoax due and payabk.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a
receiver appoiated by a.~urt to enter upon, take possession of and manage the Property and to collect the rents of the
Propeny, including those past due. All rents collected by the receiver shall be applied firat to payme~t of the coats of
management of the Propeny and collection of rents, including, but not limited to, receiver's fees, p"remiums on roceiver's ~
bonds and reasonable attorney's fea, and then to the sums secured by this Mongage. "ihe receiver shall be liable to account
o~ly fo~ thoae rents actually roai~ed.
21. Fei~re Ad~sace~s. Upon tequest by Borrower, 1_ender, at Lendcr
s option within twenty years frortytfie date of this
Mortgage, may make Future Adva~ces to Borrower. Such Future Advances, with interest thercon, shall be secured by this
Mortgage when evide~ced by promissory notes stating that said notes arc securod h~reby. At no time shall the principal
amou~t of the indebtodness securcd by this Mortgage, not including sums advanced in aocordance hectwith to protect the
security of this Mortgage, excoed the original amounl of the Note plus USS.
22. Relea~e. Upc~n payment of all sums securcd by this Mortgage, Lender shall release this Mortgage without charge
to Bonowe~. Borrower shaQ pay all costs of recordation, i( any.
23. Attoraey's Fea. As used in this Mortgage and in the Note, "attorney's fces" shall include attorney's fces, if any,
whKh may be awarded by an appellate caurt.
