prior to entry of a judgment enforcing this Mortgage i[: (a) Borrower pays I.ender all sums which would be then due under
this Mortgage, the Note and ~otes securi~g Future Advanca, if any, t~ad no acceleration occu~red; Ib) Borrower cures
all breaches ot any other covensnts or agreements oJ Borrower contained in this Mongage: (e) Borrower paya all reuonable
expenses i~urred by [.ender in e~forci~g the covepagts and agreements ot Borrower contained in this Mortgage And in
entorcing Lender i rcmedies as provided in paragraph 18 ~erca(, including. but not limited to, rcasonabk attorney's fees; and
(d) Borrower taka such action as l.ende~ may re~sonably requirc to assure that the lien of this Mortgage. Lender's interat
in the Property and Borroweri obligation to pay the sums securcd by this Mortgage shall continue unimpaircd. Upon such
{uyment and cure by Borrower, this Mongage and the obligations secured hereby shall romain i~ full force and effect u ii
no acceleratioo had occurred. ~
20. Assi~emeat ot Rents; Appolntaxnt ot Receirer. /1s additional sa:urity hereunder, Borrower hereby assigns to
l.rnder the rcnts of the Property, provided that Borrower shall, prior to acceleration under paragraph 18. hereof or abandan-
mrnt ot the Propeny, have the right to collect and retain such rents u they become due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender shall be entitlod to have a
~eceiver appointed by a court to enter upon, take possession of and manage the Propeny and to collect the re~ts of the -
Property. including thoae past due. AU rcnts collectecl by the receiver shall be applied first to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to, receiver's lees, prcmiums on receiver's
bonds and reasonabk attomey's fces, ar.d then to the sums se~:ured by this Mortgage. The receiver shall be liable to account
only for thoae rents actually received.
21. F~tw~ Advaeces. Upon request by Borrower, l.ender, at l.ender's option within twenty years from the date of this
Mortgage, may make Futuro Advances to Borrower. Such Future AJvances, with interest thtrean, shall be securcd by this
Mongage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amounNOf the indebtodness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security ot this Mortgage. txceed the original amount of the Note plus USS. . . ~ - - - ~ ~ - ~ - •
2Z. Rdease. Upan payment ot all sums secured by this Mortgage. Lender shall release this Mortgage without charge
to Borrowe~. Borrower shall pay aU costs of recordation, if any.
23. Aftoroty's Fees. As used in this Mortgage aad m the Nate, "attorney's fees" shall include attorney's fees, if any.
which may be awuded by an appellate court.
