20. Assi~muat ot Reat~ Appoin4meat of Receiver. As additional security hercunder, Borrower hereby usigns to
l.ender the rents o! the Property. provided tAat Borrower shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Property, have the right to collect and retaio such rcnts as t6ey become due and payabk.
Upon acceleration under paragraph IR hereot or abandonme~t of ihe Property, Lender shall be entitled to have a
receiver appointod by a court to enter upon. take posseuion of and manage the Proptrty and to collect the rents of the
Propeny. including those put due. All rents collected by the receiver shall be applied first to payment of the eosts of
management of the Property and collection of rents, including, but ~ot limited to, receiver's fees, premiums on receiver's '
bonds and reasonabk attorney's fees, and the~ to the sums securcd by this Mongage• 'Il~e rcceiver shall t+e liable to account '

21. ~tt~re Aavastts. Upot? request by Borrawer, l.ender, at I_ender's option within twenty ytars from the date of this
1Nortgage, may make Future Advances to Borrower. Such Future AdvaRCes, with intorcst therean, shall be socured by this
Mortgage when evidencod by promissory ~wtes stating that said notes are secured hereby. At no time shall the principal
amount of !he indebtodnas socurod by this Mortgage, not including sums advanced in aocordanee herewith to pmtect the
security of this Mortgage. cxceed the original amount o( thc Note plus USS.
22. Rdease. Upqn payment of all sums secured by this Mortgage, Lender shall r+elease this Mortgage without chargt
to Borrower. Borrower shall p~y all costs of rccordation, if any. ~
23. Atloroey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's fces, if any,
which may be awuded by an appellate coun.
